The Basics of BREEAM


The BREEAM methodology measures sustainable value from a series of categories, set-out to address the most influential factors of the assessed development:

  • Energy

  • Health and Wellbeing

  • Innovation

  • Land Use

  • Materials

  • Management

  • Pollution

  • Transport

  • Waste

  • Water

These categories are sub-divided into assessment issues, which contain their own aim, target, and benchmark.

Our BREEAM Assessors determine if the target or benchmark has been achieved, resulting in awarded credits. The category score is then calculated based on the credits awarded within each category.

The final certificate rating is determined based on the sum of the category scores.

The BREEAM Process


We tailor our BREEAM assessments to each client, ensuring a ‘perfect fit’, but every assessment must follow various stages.

Upon selection of the appropriate scheme and our appointment, we strive to provide a consistent BREEAM service.

STAGE 1: Pre-Assessment

Pre-Assessment workshops, held with the design team, encourage the conversation of “What do you want the development to achieve?”

BPP advise on realistic targets or areas to review, before agreeing the targeted BREEAM rating.

We utilize the Pre-Assessment Estimator to predict a likely score. This score is not a certified rating, but allows an indication for the client as to what could be achieved.

STAGE 2: Assessment Registration

Our Assessors register the project, aiming to do so as early as possible within the process.

STAGE 3: Design Stage Certification

BPP reviews and submits design stage evidence to the BRE for QA and certification. We address any QA queries and resubmit for certification (if required).

Once the BRE accepts the evidence provided, an interim design stage certificate is issued.

STAGE 4: Post-Construction Stage

Construction team meetings are held to ensure everyone is aware of the target requirements.

Several site inspections are performed during construction - with bigger projects requiring more inspections.

Reviewing and submitting evidence as it becomes available, BPP address any QA queries and resubmit (if required), before the final PCR BREEAM certificate is issued.

 

Scoring


To obtain BREEAM ‘Excellent’ a credit score of 70% or higher is needed.

With more schemes targeting ‘Excellent’ as a base requirement BPP are ideally equipped to assist in the often-difficult process of obtaining this higher number of credits.

To ensure a higher level of credits can be achieved, BPP are able to use both the IESVE analysis software as well as the One Click LCA tool.
